Optima Controls, Ltd. provided an interface to the existing Andover control system utilizing a Teletrol Systems, Inc. Integrator CS controller to allow the owner to control and manage the facility more effectively.

The Energy Management and Control System (EMCS) controls all of the existing Andover 256M points through a RS232 communications bus and then displays the information at the main control computer located in the building engineers office.

This allowed the facility to eliminate a costly service contract and give the building engineers more interface into the system without having to replace the existing control system.

The Integrator CS controls the following systems through the Andover interface.

• Air Handling Units – Controlling economizer dampers, heating coil valves, 2 stage DX cooling, Morning warm-up, Start/Stop control, alarm monitoring and temperature control of 2 air handlers. These air handlers maintain the temperature for building occupants on three levels.

• Hot Water System – Staging the boilers from an outside reset schedule and maintaining domestic hot water temperature.

• Misc. Systems – Controlling the building parking and core lights from a time schedule, and monitors the time schedule override times of the building occupants to allow the owner to invoice accordingly.

• Misc. Monitoring – Monitors the Emergency Generator, Fire Alarm Systems and Sprinkler Flow.
