Optima Controls, Ltd. designed and installed an Energy Management and Control System (EMCS) utilizing a combination of Direct Digital Controls (DDC) and pneumatic controls for the facilities temperature control system using Teletrol System, Inc. equipment. 

The system is installed in the campus’s main chilled water plant, 2 patient housing buildings, 2 outpatient service buildings and the new patient clinical facility.

 

The EMCS is comprised of 36 primary nodes consisting of Integrator186, AHC186 and IntegratorCS controllers with 37 ValuTRAC Controllers and 45 TSC controllers comprising of over 2000 physical points controlling.  Completed a 5 year service contract in September 2000 and it was renewed for an additional 5 years.

PROJECTS OF NOTE:

  • 1994 – 1996:  Complete rehabilitation of two patient housing buildings, construction of new clinical addition and chiller plant renovation.  Complete installation of DDC energy management system, 1520 points.

  • 1999:  Y2K software compliance upgrade.

  • 2000 - 2001:  DDC expansion and renovation of chiller plant and cooling towers.  Serial port connection to three Carrier chillers and one Trane chiller into existing energy management system, 150 points.  

  • 2000-2001:  DDC expansion, complete rehabilitation of two psychiatric wings, total of 322 points.

  • 2003-2004:  Renovation of two outpatient clinic buildings, including hot water heating systems, DX cooled air handlers, and area reheat. 480 points.

  • 2004: Upgraded the MCP/Escort front-end software to Ensemble/Panorama. The upgrade included installing two Teletrol Routers that allow the EMCS to reside on the facility network. This provides access to the EMCS from any computer on the facility LAN.

  • Long term customer relationship continuing with maintenance service and building renovations

The control program for the air handlers provide the building engineers with vital information such as point history samples, differential static pressure of the filters, fan status alarming and user changeable control set points. The air handlers operate continuously to maintain either a constant discharge temperature for the VAV systems or an adjustable space temperature.

The graphical interface was developed using Teletrol Systems, Inc., Panorama software. From the graphical interface the user can get instantaneous point data and have full control through the following graphics:
