The Building Alarm and Control System (BACS) installed utilizes Direct Digital Controls (DDC) using Teletrol System, Inc. equipment. This system monitors and controls the buildings 8 Air Handlers, 4 Chillers, 2 Emergency Generators, Misc. Ventilation Systems and critical equipment areas. This system also sends a remote signal via a proprietary interface to inform the central monitoring facility of critical system failures.

The BACS is comprised of 1 Integrator 486 controller and 22 Integrator 186 controllers comprising of over 960 physical points monitoring and controlling, but not limited to, the following subsystems.

• Chilled Water System – Monitoring the chilled and condenser water temperatures.

• Air Handling Units – Controlling the Start / Stop functions and monitoring the air flow status, coil temperatures, freeze protection, flood detection and fan room control air pressure in 8 Air handling units. Each of the air handlers has multiple supply fans providing climate    control to critical communication areas.

• Critical Equipment Areas – The systems monitors the above and below raised floor temperature and humidity levels as well as the below raised floor water sensors. Additionally the building Fire Alarm and Very Early Smoke Detection Alarm (VESDA) systems are monitored.
