Installation of an Energy Management and Controls System (EMCS) for the facilities temperature control system using Teletrol System, Inc. equipment.

The EMCS is comprised of 1 Integrator 486 controller, 5 AHC186 controllers, 5 MINC controllers, 1 Integrator CS with ValuTRAC controllers and 85 TSC-LE-VAV-AF controllers comprising of over 680 physical points controlling, but not limited to, the following subsystems.

  • Chilled Water System – Maintaining the facilities chilled water temperature by sequencing the three chillers. The controller cycles the chiller compressors, modulates the speed of the chillers, starts and stop pumps, and monitors the chilled, condenser and cooling tower water temperatures, coolant temperature and pressure, oil pressure, suction and discharge pressures and the exhaust temperature.

  • Air Handling Units – Controlling economizer dampers, heating coil valves, cooling coil valves and variable speed drives on 8 Air handling units.

  • Hot Water System – Cycles the boilers and associates pumps to maintain the perimeter radiation and reheat systems.

  • VAV Boxes – A network of TSC-LE-VAV-AF controllers that modulate the volume damper and perimeter heating control valve to maintain the desired space temperature.

   

Summer and Winter changeover is automatically executed by the EMCS by referring to the outside air temperature and humidity. The air handlers are cycled via a time schedule to maintain either a constant discharge temperature for the VAV systems or an adjustable space temperature. 

The graphical interface was developed using Teletrol Systems, Inc., MCP software. From the graphical interface the user can get instantaneous point data and have full control through the following graphics:

  • Individual Air Handler airflow schematic.

  • Heating system schematic.

  • System Overview.

Optima Controls, Ltd. configured and programmed this system using Teletrol Systems, Inc.  Management Communication Program (MCP).  The functional software is written in "C" language that allows for complex programs to be written in a user understandable manner.
